In the southern suburbs of Munich, in the prestigious area of Grünwald, which is on the bank of the Isar River, PANACOM built an outstanding in all senses gallery-house.  The private house in Grünwald © PANACOMThe building differs dramatically from the traditional surrounding scenery. Interestingly, the present owners of the house got a lot of 0,32 ha in a serious state of neglect, with thickets of bushes and a small forsaken house that didn’t seem like anything special. And now a volume of a new house stretches across the lot. On the plan it sooner reminds two letters i connected with a glass gallery rather than the classical square. A hall with two rows of windows, a flat skylight and a stained glass wall that commands a view of the park starting right from the beginning of the entrance lobby.  The private house in Grünwald © PANACOM The private house in Grünwald © PANACOM The private house in Grünwald © PANACOMThe house seems to float over the ground thanks to the panoramic glazing of the first floor and the symmetrical stone bases of the ground floor. One of the authors of the project, Arseniy Leonovich, shares: “More often Nikita Tokarev and I used to get plastically more complicated compositions. We sooner carried out sculptural solutions with some sort of holes or bulges. In this particular case, though, we made an elegant “decorated shed”, not a sculpturally-shaped manifesto. As a result, the house turned out to be distinctly zoned, functional and landscape-oriented”. The residential volume is divided into two wings: the left one is a private zone and the right one is the common area. The entire first floor has exits to the big terraces. It is interesting that traditionally the living room is located on the ground floor. Here, however, it is on the first floor – that offers a picturesque view of the tree crowns and the valley of the Isar – a tributary of the Danube. There is also a lounge, guest-rooms and a pool with a spa on the ground floor. And on the first floor – there is the living room, the master bedroom and even a kitchen. Arseniy Leonovich says: “The idea and its implementation are practically identical. It is nice to know that every detail of the design materialized. But then again, this is a normal situation here in Europe”.  The private house in Grünwald © PANACOMThe work on the project began in 2010. Today, the authors are completing the interior design with dominating African-oriental elements cleverly combined with the European minimalism. Step-by-step the interior is turning into something warm, ornamental, with carpets, upholstery, sculptures and works of modern African and European artists.
