The 47.8 ha site is located between the future federal highway and the elongated lake. The highway runs along the south-eastern site border, smoothly turning toward the lake, thereby the future construction resembles a spread bird wing on the plan. The relief is gradually dropping towards the water, and there is a poplar grove on the north-east bank of the lake, opposite to the road. Its scenic beauty and remoteness from the road directed the architects: they saved the grove and turned it into a park, which connects the town with a boat station, a restaurant and baths on the bank. Probably it would be hard to avoid monotony of the housing if the blocks would be constructed along the entire roadside site border. But the chain of 4storey clusters suddenly breaks off and there go objects of social infrastructure: a nursery and a school, a sports center, a football field and a tennis court, engineering facilities and a car wash service. Notably, all of the volumes are designed in modern and dynamic style. Following the gradual drop of the relief residential housing becomes smaller as well: 4storey buildings are followed by the lines of townhouses placed perpendicular to the road, there are cottages after them. They occupy 6 to 15 ha sites – the large houses and sites are located nearby the lake. At that, according to the technical specifications, the designed territory is split into three blocks, and the order concept is presented on the master plan through the broad green wedges, which, as explained by Vladimir Bindeman, not only "visually lighten the housing, but also help to organize more recreational areas". These paths connect the low-rise buildings with the main transport axis of the village –the boulevard with the two-way road, parallel to the highway, and separate the residential housing and townhouses.
