ATRIUM

"Olympiisky" residential area in the suburbs of Krasnodar city is the first project of a complex housing development in the portfolio of "Atrium", the architectural studio. Despite that Anton Nadtochy and Vera Butko had never designed for a 300 ha territory, they did their job brilliantly, they developed a truly "green" village with high-level infrastructure.

When the architects set about the project, it emerged that the 300 ha, the investor had bought for the "Olympiisky" development, the site was solid only on papers, but practically, there are two areas located diagonally toward each other and are separated by the line of landings and electric power line. In other words, Butko and Nadtochy had to arrange the development on two sites, which had no common borders (except for the corner “junction point”), besides, one of the sites is twice larger (210 ha and 90 ha). Surely, the master plans were developed as a single urban structure, but actually there are two district thread on the same transport line which splits the sited diagonally. Along this line the architects placed main public facilities, the center of each site composition is a park with a system of artificial lakes, notably, water ponds and green spaces occupy almost half of the entire development territory. Near the lake there are piled picturesque hills, which not only enliven the totally flat land but serve as a kind of noise protection buffer for houses from the roaring road traffic. The sites are different in residential development structure. The smaller one mostly consists of cottages, and only on the rising ground fronting the neighbor there are a few townhouses for the visual change to more high-riser housing of the other site where cottages are active alternate with townhouses and 4-6-storey sectional houses.
